All work is performed, or supervised by, Tom McMahon who has more than 25 years of commercial real estate mortgage experience with major financial institutions and government agencies.
Our Commercial Property Inspection - Performing Loan (PL) collateral is a current quality assessment of the Property. We use a modified Commercial Mortgage Securities Association / Mortgage Bankers Association (CMSA / MBA) Standard Inspection Report format. This PL quality assessment focuses on the property’s characteristics and its current level of competitiveness. The purpose of this quality assessment is to update the Lender’s in-file data on its performing loan collateral with current: on-site observations, most recent operating data, estimated competitive set and local sub-market trends. Note: The above Commercial Property Inspection Report is also the format used by RESG for the Lender's typical Annual Property Inspection Report on its performing loan collateral. Our Commercial Property Inspection - Non-Performing Loan (NPL) collateral is a current quantitative assessment of the Property's economics with a specific focus on its occupancy and cash flow. This NPL quantitative assessment will include a review of the Borrower's business plan, current net operating income (debt service coverage ratio) and projected net operating income (market absorption rate). The purpose of this NPL assessment is to enhance the Loan Servicer’s decision making capability with the most current underwriting economics, on-site observations, leasing in progress and local sub-market trends.
