The primary purpose of our "Specific Request" option is to accommodate the Loan Servicer's need for a focused and timely response. Our response to a Specific Request may be in the form of either: a) A letter report with exhibits attached, or b) Included as an addendum to our typical Commercial Property Inspection Report format described herein. Specific Request(s) for on-site underwriting diligence include, but are not limited to, tasks that must be performed, observed, or obtained on-site such as; Assumption Diligence Modification Diligence Consent or Waiver Diligence Pre-Loan Closing Condition Diligence Post-Loan Closing Compliance Diligence Watchlist Threshold Diligence Earn-Out Milestone Diligence Partial Release (aka Reconveyance) Diligence Verification of Physical Occupancy Review of Borrower Submission Review of Sub-Market Surveys Verification of Tenant Improvement Activity Review of Anticipated Absorption Rates Review of Deferred Maintenance Review of Recently Cured Deferred Maintenance Verification of Capital Improvement Activity |
